Summary

Insite Contracts recently completed a landmark 10,000 sq. ft. refurbishment of Old London House, transforming the building into the new, state-of-the-art Consulate General of Italy in Edinburgh. Following a highly competitive tender process spearheaded by Victoria Millar and Gerry Campbell, the complex project commenced with a full internal strip-out and critical structural upgrades, including the installation of new foundations.

To meet the stringent specifications of a high-security international consulate, the comprehensive fit-out featured a total mechanical and electrical (M&E) overhaul, integrating a new roof-mounted AHU, boilers, and a state-of-the-art Building Management System (BMS). The team executed a complete interior reconfiguration alongside vital fire safety upgrades and a sophisticated security suite encompassing access control, reinforced doors, automated gates, and enhanced perimeter fencing. The transformation was completed with targeted external works, including customized railings and new landscaping.

Led on-site by David Stewart, Fraser Stevenson, Jack Emerson, and Ryan Thomson, the phased delivery was executed in close collaboration with CBA Chartered Quantity Surveyors (Stuart Carberry) and Mill Architects (Richard Webb). Supported by trusted specialist partners, including BMES, Versatile Electrical, James Strang, PM Sinclair, McGarry, Howe Ceilings, and Universal, Insite Contracts successfully handed over a modern, highly secure facility that perfectly balances robust operational needs with the warmth and dynamism of Italian culture.
