The New Picture House

Insite Contracts recently completed a £3.1m flagship refurbishment of the historic New Picture House in St Andrews. Appointed as Principal Contractor by Savills, we transformed the century-old listed building into a premium entertainment venue for T-Squared Social—a concept backed by Tiger Woods and Justin Timberlake.

Over a complex seven-month program, the team (led by George Finlay, Gordon Scott, David Stewart, Fraser Stevenson, Jack Emerson, and Darren Bruce) executed a full internal strip-out, poured new reinforced floor slabs, and delivered a complete mechanical and electrical overhaul. The high-tech fit-out integrated "Full Swing" sports simulators, ten-pin bowling, and electronic darts alongside a premium hospitality suite, bar, and dining area.

Crucially, two original cinema screens were retained and technologically upgraded, seamlessly preserving the venue's 1930s heritage within a strict conservation area.

Successfully handed over ahead of the 2025 Dunhill Cup, this benchmark integration of historical conservation and cutting-edge leisure technology is a finalist for "Renovation of the Year" at the Scottish Property Awards 2025.
